Crawl space with stone piers and a vapor barrier

Signs to look for, upstairs and below

  • A floor that sags toward the center of the house or feels soft and bouncy
  • Interior doors that stick or swing open on their own
  • Diagonal cracks in plaster or drywall above door frames
  • A musty smell in the house, or damp, dark wood under it
  • Piers or posts that lean, crumble, or sit on bare soil
  • Standing water or mud in the crawl space after heavy rain

If it is safe, take a flashlight and photograph the piers, beam and any wet areas. If not, the companies that reply will look themselves.

How a crawl space floor is held up

Most crawl space homes have a perimeter foundation wall around the edge and a line of piers or posts down the middle carrying a wood beam. Floor joists span from the walls to that beam. Sagging usually starts at one of three points:

Piers and posts

Stone, brick or block piers can settle or loosen. Wood posts can rot where they meet damp soil.

Beams and joists

Moisture, insects or past plumbing cuts can weaken wood.

The perimeter foundation

If the outside wall itself has settled, the fix moves outside, often to push or helical piers.

What a crawl space company typically does

  1. Inspect and measure

The company checks floor levels, pier condition, wood moisture and damage, and where water gets in.

  2. Shore up weak spots

Temporary supports go in while damaged posts, piers or wood are replaced or reinforced.

  3. Add new supports

Adjustable steel posts on proper footings are a common choice. Ask what each one sits on.

  4. Raise slowly

The floor is brought up in small steps, sometimes over more than one visit, to limit cracking upstairs.

  5. Deal with moisture

A ground vapor barrier, drainage changes, or a sump pump if water stands after storms.

Water outside often drives crawl space problems; see drainage & grading and basement waterproofing.

Crawl spaces in Topeka and nearby towns

Topeka's housing is older than many Kansas cities. The median home was built in 1967 and 68% were built before 1980 (ACS 2020–2024). Most College Hill homes north of Washburn University date from 1910 to 1929, according to a city-commissioned survey, and the Potwin Place historic district dates to the 1880s. In surrounding towns the stock can be older still: the median home in Valley Falls was built in 1954 and in Holton in 1963.

Older houses in the area may have stone, brick or block piers and wood beams that have carried a floor for most of a century. That is a generalization; only a look underneath tells you what a given house has.

Moisture is the other local factor. About 46% of Shawnee County is mapped in clay soils with high or very high shrink-swell potential (USDA NRCS soil data), mainly Martin and Pawnee soils, and Pawnee soils are often saturated in spring. Topeka averages about 36.5 inches of rain a year, with May the wettest month. Topeka's residential code also rates the local termite hazard "moderate to heavy," so ask the company to check the wood for insect damage as well as rot.

Typical national ranges from published 2024–2026 cost guides (Fixr, This Old House, Forbes Home), not quotes. Your price depends on an on-site inspection.

Published guides do not give a dependable range for interior support posts, joist repair or vapor barriers on their own, so ask each company to price those items separately. More ranges are in the foundation repair cost guide.

When to get an engineer first

Sloping floors are one of the signs where an independent structural engineer's assessment is worth getting before a large job, especially if the perimeter wall has cracks or quotes disagree about the cause. This Old House puts an inspection at about $300–$1,000. The engineer should be independent of the company selling the repair. See foundation inspections.

Questions to ask before you sign

  • Which City of Topeka (or Lawrence) contractor license do you hold, and can I see proof of liability insurance?
  • Does adding posts or piers here need a permit, and will you pull it and give me the number?
  • What is the written scope: how many supports, on what footings, how far you will lift and over how many visits?
  • What wood will be replaced or reinforced, and what moisture work is included?
  • What does the warranty cover, does it transfer to a buyer, and can I have it in writing?
  • Would you be comfortable if an independent engineer reviews the plan first?

License. Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence has its own license and permit rules. Ask for the license, proof of liability insurance and the permit number.

Permit. Structural foundation repair generally requires a permit from Topeka's Development Services; your contractor should pull it. Lawrence's city guide (April 2022) says piers, helical piers, I-beams and tie-backs need a permit, often with an engineer's stamped report, while crack injection, waterproofing and mudjacking may be exempt. Other towns: check with your city or county.

Right to cancel. Kansas law (K.S.A. 50-640) gives a 3-business-day right to cancel many door-to-door sales of $25 or more, but it can exclude repair visits the homeowner asked for. Ask whether a cancel right applies and get it in writing.

Crawl space repair FAQs

Why does the floor sag in the middle of my older Topeka house?

In a crawl space home, the middle of the floor usually rests on a beam carried by piers or posts. If a pier settles or crumbles, a post rots, or a beam or joists weaken from moisture or insects, the floor above dips. A company or engineer will look at all three before suggesting a fix.

Can a sagging floor be raised all at once?

Usually not. Floors are typically raised slowly, in small adjustments, so plaster, drywall, doors and plumbing have time to adjust. Ask how far the company plans to lift, over how long, and what it expects to happen to finished walls upstairs. Some cracking in old plaster is a common side effect.

Do I need a vapor barrier in my crawl space?

Many crawl spaces have bare soil or a torn plastic sheet. A ground vapor barrier slows moisture rising from the soil, which matters for wood beams and joists. It does not fix standing water; that needs drainage or a sump. Ask what thickness and coverage each quote includes, and whether the walls are covered too.

Do I need a permit to add support posts in a crawl space?

Lawrence's city guide says adding piers or steel posts is structural foundation repair that needs a building permit. In Topeka, structural foundation repair generally requires a permit from Development Services, and your contractor should pull it. In other towns, check with your city or county.
