Auburn: a 1960s and 1970s town

A 1905 Shawnee County history notes that Auburn once hoped to become the county seat, but the railroad bypassed it. The town stayed small for decades. The housing numbers tell the rest: just 5% of homes predate 1960, yet 59% predate 1980, so roughly half were built in the 1960s and 1970s.

Houses of that era are now old enough for original gutters, downspouts and grading to have worn out. In older block basement walls, that can show up as stair-step cracks or water at the base of the wall. Start with drainage and grading before paying for anything structural.

Silver Lake: an old river channel

Silver Lake was founded in 1868 and named for its lake, a former Kansas River oxbow left behind when the river changed course. The river now runs about a quarter mile south of town.

It is a settled, owner-occupied community: 73% of homes are lived in by their owners, and 74% were built before 1980. Many owners have lived with the same house for years and notice slow changes. A crack that widens, a door that starts to stick, or new dampness after spring rain are all worth writing down with dates and photos.

Shawnee County soil and weather

About 46% of Shawnee County is mapped in clay soils with high or very high shrink-swell potential (USDA NRCS soil data), mainly Martin and Pawnee soils. Kansas River bottom soils swell little; flooding is the concern there. That split can matter here, since Silver Lake grew up beside the river valley while Auburn lies away from it. Check your own lot on Web Soil Survey.

NOAA's 1991 to 2020 normals for Topeka, KS show about 36.5 inches of rain a year, with May the wettest month at about 5.2 inches, and about 114 nights a year at or below freezing. In 2023, Shawnee County peaked at severe (D2) drought, covering 93.5% of the county on October 17. A dry fall followed by a wet spring is the pattern that tends to move clay.

Licenses and permits outside Topeka city limits

Before you ask for quotes, jot down a few things that help any company give a useful answer:

  • Whether the home has a full basement, a crawl space or a slab
  • Where cracks are, which way they run and roughly how wide they are
  • When you first noticed the problem and whether it changes with the seasons
  • Any history of water in the basement, especially for lots near the river at Silver Lake

Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence, KS has its own license and permit rules. Auburn and Silver Lake are separate cities, so the Topeka rules do not automatically apply. Check with your city office or Shawnee County, and ask each company for proof of liability insurance and the permit number. Ask what the warranty covers, whether it transfers to a buyer, and get it in writing.

Auburn and Silver Lake foundation questions

Are homes in Auburn, KS too new to have foundation problems?

Not necessarily. Only 5% of Auburn homes were built before 1960, but 59% were built before 1980 (ACS 2020 to 2024), so many houses are now 45 to 65 years old. That is old enough for drainage, grading and block walls to need attention, especially after a dry year followed by a wet spring.

Does Silver Lake sit on river soil or clay?

Both are possible. The lake is a former Kansas River oxbow, and the river now runs about a quarter mile south of town, so lower lots may have river-deposited soils where water is the main concern. Upland Shawnee County is mostly clay. Check your exact lot on Web Soil Survey before assuming either.

Who handles permits in Auburn and Silver Lake?

Both are small cities outside Topeka city limits, so check with your city office or Shawnee County before work starts. Kansas has no state license for foundation contractors. Ask each company what license it holds, who pulls the permit, and get proof of liability insurance.
