Basement waterproofing
Interior drains and sump pumps when grading is not enough.
Short downspouts, soil sloping toward the house and puddles along the wall send water straight to the foundation. Fixing where water goes is often the first and least expensive step. Walk around the house in a steady rain and film where the roof water goes. Every company that quotes can use that video.
About 46% of Shawnee County is mapped in clay soils with high or very high shrink-swell potential (USDA NRCS soil data), mainly Martin and Pawnee soils. Pawnee soils are often saturated in spring. Clay like that swells as it soaks up water and shrinks as it dries, and the swing next to a foundation wall can contribute to cracks, bowing basement walls and settled slabs. Check your own lot on Web Soil Survey.
Topeka's weather drives the cycle. NOAA 1991–2020 normals at Billard airport show about 36.5 inches of rain a year, with May the wettest month at about 5.2 inches, and most of the year's rain falling from April through August while winters are dry. Shawnee County also went through drought in 2022 and 2023, peaking at D2 (severe) with 93.5% of the county in that category on Oct 17, 2023. Wet after dry is when roof water dumped at the wall matters most.
Water on the surface is one thing; groundwater is another. Kansas River bottom soils such as the Eudora and Rossville series swell little, but the water table there can be high and flooding is the larger concern. Grading cannot stop water rising from below, so homes close to the river may need interior waterproofing as well.
The company looks at roof area, gutters, downspouts, slopes, low spots and where water can legally go.
Resize or repair gutters, add extensions or buried lines that carry water away from the house.
Add and compact soil so the ground falls away from the wall, and pull back mulch or edging that traps water.
A swale or a French drain can move water around the house where regrading alone will not.
If water still enters, interior drain tile and a sump pump are the usual next step.
Drainage work rarely replaces a structural repair, and a repair works against the odds if water keeps pooling at the wall. Many homeowners fix where water goes first, then deal with cracks, walls or settlement. If a company quoting bowing wall repair or crack repair does not mention gutters, downspouts or grading, ask why.
Topeka's code sets footings at least 36 inches deep, below the local frost line, so frost is less of a factor for a footing than for the soil pushing on a wall above it. Water that freezes in saturated soil against a basement wall can still add pressure, which is one more reason to keep it moving away.

Typical national ranges from published 2024–2026 cost guides (Fixr, This Old House, Forbes Home), not quotes. Your price depends on an on-site inspection.
Grading jobs vary with how much soil is needed, access for equipment and what has to be moved and replanted. See the Topeka cost guide for the rest of the ranges.
Drainage work alone usually does not need an engineer. If you also see a horizontal crack, a bowing basement wall or sloping floors, get an independent structural engineer's assessment before paying for large repairs. This Old House puts that at about $300–$1,000. The engineer should be independent of the company selling the repair. See foundation inspections.
License. Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence has its own license and permit rules. Ask for the license, proof of liability insurance and the permit number.
Permit. Structural foundation repair generally requires a permit from Topeka's Development Services; your contractor should pull it. Lawrence's city guide (April 2022) says piers, helical piers, I-beams and tie-backs need a permit, often with an engineer's stamped report, while crack injection, waterproofing and mudjacking may be exempt. Other towns: check with your city or county.
Right to cancel. Kansas law (K.S.A. 50-640) gives a 3-business-day right to cancel many door-to-door sales of $25 or more, but it can exclude repair visits the homeowner asked for. Ask whether a cancel right applies and get it in writing.
It can contribute. Much of Shawnee County is mapped in clay soils that swell when wet and shrink when dry. Water dumped at the wall by a short downspout or a low spot keeps that soil cycling and can add pressure on basement walls or leak through cracks. Drainage fixes do not repair damage that has already happened, but they remove one cause.
Far enough that the water lands on ground that slopes away and does not run back. Many companies suggest several feet at a minimum, and buried lines can carry water farther to daylight. Ask the company where the water will end up, including whether it will reach a neighbor's yard or a sidewalk.
Model building codes call for the ground to slope away from the foundation, and a widely used guideline is about 6 inches of fall in the first 10 feet. Ask what slope each quote promises.
It often helps with water that comes from rain and roof runoff. It will not stop groundwater rising from below, which is more likely near the Kansas River where the water table can be high. If water still comes in after the outside is fixed, interior drainage and a sump pump are the usual next step.
